Common Roof Problems

Here’s what usually goes wrong:

  • Leaks around penetrations – Anywhere something goes through your roof is a potential leak point. Chimneys, vents, skylights and pipes need proper flashings.
  • Valley leaks – Valleys channel lots of water. If they’re installed incorrectly or they’ve corroded, they leak.
  • Rust and corrosion – Old roofs rust. Coastal areas are worse. Catch it early and you may be able to repair it.
  • Wind damage – Strong winds lift sheets, break fasteners and tear flashings. Northland weather is hard on roofs.
  • Debris damage – Falling branches, airborne objects in storms, or just wear from overhanging trees all cause damage.
  • Failed sealants – Sealants around penetrations dry out and crack over time. Water finds a way in.

Warning Signs

Don’t ignore these:

  • Water stains on your ceilings or walls. If you can see water damage inside, your roof could be leaking.
  • Drips or wet patches when it rains. It’s likely you’ve got a roof leak.
  • Daylight visible through the roof from your ceiling space. You shouldn’t be able to see sky.
  • Rust spots or holes in the roofing. Small rust can be fixed. Don’t wait until it’s holes.
  • Loose or missing sheets after wind. Needs sorting before the next storm.
  • Damaged or missing flashings. Check around chimneys and where walls meet the roof.
  • Water pooling on the roof. Water should run off, not sit there.

  • The roof is relatively young
  • You’re planning to replace it in a few years anyway

Replacement makes more sense when:

  • You’re getting multiple leaks in different spots
  • The roof is old and deteriorating everywhere
  • Rust is widespread
  • Repair costs are adding up to a big chunk of replacement cost

Keep Your Roof in Shape

Regular maintenance catches problems early:

  • Keep gutters clear. Blocked gutters cause water to back up under the roof edge.
  • Trim overhanging branches. They damage roofs in wind and drop debris constantly.
  • Check your roof after big storms. Look for loose sheets, damaged flashings or debris.
  • Don’t walk on your roof unless you know what you’re doing. You can cause more damage.
  • Regular roof cleaning to prevent moss and lichen growth and painting will protect your roof material and improve your it’s lifespan
