Signs Your Roof Needs Replacing

Not sure if your roof can be fixed or needs replacing? Here’s what to look for:

  • Rust holes or corrosion everywhere. A few small rust spots can be patched. Rust all over means the roof’s due for replacement.
  • Leaks in multiple spots. One leak might just need a repair. Leaks popping up in several places would suggest it’s time for a replacement.
  • The roof’s over 40 years old. Metal roofs last ages, but eventually the coating fails and rust wins.
  • Sagging or uneven sections. That’s either structural issues or serious corrosion.
  • You can see daylight through the roof from inside. Not good.
  • Water stains all over your ceilings.

Re-Roofing vs Concealed Fixed (CF) Overlays

Sometimes you can put a new roof over the old one. This works if:

  • The existing structure is sound.
  • There’s only one layer of roofing there already.
  • The old roof isn’t sagging.
  • The building code allows it in your case.

Overlays are cheaper than complete re-roofing because there’s no removal and disposal. However, if your existing roof has problems, overlaying just hides them. We’ll assess whether an overlay suits your situation or whether complete re-roofing is the better option.

Roof Painting and Coating

If your roof’s structurally sound but looking tired, coating it might be the answer. Coating protects the roof, lengthens it’s lifespan and improves the look. We ensure the roof is suitable for coating and can make the necessary repairs before painting. We apply quality Gerard roof coating to old concrete tiles, metal tiles and corrugated iron. Much cheaper than replacing if the roof’s still fundamentally sound.

 

Chemical Roof Cleaning

Moss, lichen and algae damage your roof. They excrete acids that eat into the surface, block water channels causing leaks, can crack concrete tiles over time, and break down mortar and sealants. They also hold moisture against the roof which speeds up deterioration. We chemically clean roofs to kill and remove this growth. Protects your roof and stops premature aging.
